Will Portfolio help me with Renting Homes Wales Act legislation?
Yes, Portfolio is aligned with the Renting Homes Wales Act (RHWA) legislation and offers the option to use a Standard Occupation Contract. Our compliance section is also tailored for properties in both England and Wales.
What is the Renting Homes Wales Act 2016?
Effective from December 1st 2022, this legislation impacts all private rented properties in Wales. Key changes include:
- Property standards: Updated requirements for property conditions.
- Grounds for possession and notice periods: New rules for ending tenancies and notice periods.
- Prescribed information for occupants: Required details landlords must provide.
- Agreement termination: Revised procedures for how agreements are ended by occupants.
Under this Act, landlords in Wales must use Standard Occupation Contracts instead of tenancy agreements. This means you need to update your contracts to comply with the new legal requirements.
For properties with tenants in place before December 1st 2022, these will be converted contracts. May 30th 2023, was the deadline to issue an updated statement to these tenants.
