Your tenants have passed referencing and its now time to get your agreement drawn up and signed. "Portfolio" is great for this as you will be able to access the NRLA tenancy agreements and send them to your tenants for signing via the portal.

The next steps would be to set up the tenancy on Portfolio, and what follows will explain just how easy it is to do.
How do I create a tenancy on Portfolio?
Make sure your details are correct, as this information will be used for your tenancy agreement.
You will then have the options for using your own agreement or an NRLA tenancy agreement.
Follow all the steps, adding all relevant information including any "additional" clauses (please see section on 'additional clauses to learn more about this)
Once completed you will have the option to receive a test version which we would recommend so you can check all the information is correct or you can send the email to our support agents for approval.
Please note, our support staff will then review the tenancy agreement and documents provided, your ID, proof of ownership and check the EPC is valid before we accept the tenancy within the next few hours. If the tenancy approval is sent outside of business hours, we will review this the following working day between the hours of 9am - 5pm.
We will confirm by email once the agreement has been approved and sent to the tenant for signing. The tenant will be notified by email but you may want to give them a message or a call to let them know.
Please advise your tenant/s to look out for an email with the subject of 'Your agreement is ready to sign', which will be sent from ‘noreply@esignatures.io’.
Once the tenants have signed the tenancy, it will then come to you, the landlord to sign.

- Arrange a move in appointment
- Collect the first months rent and deposit - your payments section on Portfolio will confirm what needs to be collected
- Send a welcome pack to them including details of deposit protection, prescribed information and certificate
