How does the tenant make an offer?
Once you have carried out your viewing appointments, a tenant has the opportunity to make you an offer and you will be notified by email when this happens.
A tenant can make an offer on listings through the Homes2Rent site after being directed from an advertisement site or direct on the portal. They can also contact you directly and speak to you. However we do recommend that it is best to make an offer through the site as there will be a full audit trail that will go directly to you as the landlord to review.
Before the tenant makes an offer they can include pre-screening information and upload any relevant documentation eg. earnings, employment status, and right to rent ID. This way you as the landlord can make an informed decision.
Once they are ready to make an offer they select the property and click on the "Apply Now" button.
You as the landlord will be notified and given the opportunity to accept/decline the offer.
Throughout this process the tenant will be updated on the portal and by email.
How do I move forward once I have an offer?
Step one
From the applications tab you will be able to manage, accept and reject offers on each property providing you with an overview of all offers.
Once in the bank and you are in receipt of it, you can proceed to carry out the references. The tenant will be directed to the referencing portal to submit their information.
You will then be taken to a page which gives you the option to undertake references or not, we would advise you to reference the tenant but this is your choice. You will also be able to select additional guarantor references if required.
You will then complete some basic tenancy information before submitting for references.
If you skip references you will be taken directly to the tenancy creation screen and this will be covered in the article How do I set up a tenancy on Portfolio?
