This article will answer some questions you may have about getting your property on the market.
Where does my Property get listed if I use the Portfolio platform?
We will feature your property on our own Homes2Rent portal free of charge.
You can link to this advert from your own social media or advertising so there is a place for prospective tenants to come and see the property details and make an offer.
You can also advertise your property through one of the commercial portals at an additional charge.
You will need to pay us before you can advertise on these.
We currently have relationships with a few well known companies that offer significant reach and will increase your chances of finding a tenant.
What about using a Letting Agent or advertising through alternative sites?
That is entirely your choice, but before doing so you may want to consider that the NRLA Portfolio is a free service to benefit NRLA members where you can manage every aspect of your property, including the option to pay extra to advertise it on the major portals.
If you do want to work with an Agent or advertise elsewhere do your research, ensuring that they are reputable and are looking out for your best interests. Also remember with Portfolio there is no obligation, as with an Agent who may tie you into an Agreement that may be hard to walk away from and costly.
How long will it take to get my properties listed?
Once you have added your property listing, one of our Portfolio agents will be notified and will undertake the appropriate checks on the content.
When all the relevant checks are completed the listing will then be added to the site of your choosing.
Check our article on How do I get the most out of my property advert? where we offer some advice on the best way to present your property.
Why do you have to approve my advert?
There are several reasons for this. We want to make sure that your property is presented well, and will attract the right tenants for you. We will check the photos and description.
In addition to this, there are certain pieces of legislation we need to ensure are being followed. If we don't get this right for you there is the chance that the commercial portals will reject your listing, which could delay matters for you.
How long will you advertise my property for?
We will list your property for 30 days, if you haven’t received an offer within that timeframe then you may want to change the rent or other conditions you have put on the property.
It is vital you let us know if your circumstances change so we can make the required adjustments to your listing. Please also remind yourself of our terms and conditions as if we or prospective tenants are unable to reach you then we may be required to withdraw the advert sooner.
You can also find a lot of really useful information on the NRLA website.
